Architecture graduate wins award for revitalizing vacant spaces on State Street

A recent graduate from the Illinois Tech College of Architecture has been recognized with a prestigious award for his innovative architectural project aimed at revitalizing vacant spaces in downtown Chicago. Cheok Chun Chong, who graduated with a Master of Architecture degree in 2024, received the Benn-Johnck Award in the 2024 Chicago Award in Architecture Student Awards for his work titled "The Space(s) In Between."

Chong's project focuses on transforming an area between two long-vacant historic buildings along Chicago’s State Street into an interactive event space. This initiative aims to engage pedestrians and potentially support an arts or cultural center. His design was selected as the best among approximately 30 submissions.

Allison Garwood Freedland, director of outreach at American Institute of Architects Chicago and the AIA Chicago Foundation, which organized the competition, expressed enthusiasm about the winners: “We are thrilled to recognize the exceptional talent and creativity of these young designers. Their work demonstrates the future of architecture and the potential to shape our built environment.”

Chong developed an interest in these historic buildings while working nearby years ago. The Century Building and Consumers Building have remained unused for over a decade. Built in 1915 and 1913 respectively, they were once bustling commercial offices but were slated for demolition by their current owner, the General Services Administration (GSA), due to security concerns related to their proximity to a federal courthouse.

Chong’s proposal seeks to repurpose the space between these structures despite restrictions like lack of windows facing certain directions or entrances on specific sides. He envisions a multi-tier event platform that could attract passers-by similar to attractions around The Chicago Theater nearby.

“If you were walking down this street, you would feel engaged in this cultural experience,” Chong explained. His plan includes creating a third building with performance venues such as a "stairatorium" for events open to State Street via sliding glass doors.

The concept extends above ground level with additional performance spaces and a top-floor oculus room offering views of the sky. This innovative use of space would also act as a barrier from adjacent government buildings while contributing aesthetically through its facade design.

“It’s a way for [the space] to behave like a lamp on state street," Chong stated, emphasizing its dual function as both spectacle and educational institution.

Chong worked on this project during his studies under faculty members Chris Groesbeck and Vedran Mimica before starting his career at Perkins & Will in Chicago after graduating.

The AIA Chicago Foundation supports young architects through various initiatives including scholarships and awards aimed at fostering new talent within architecture.
